Any time we talk about first quarter statistics for the real estate markets in the Door-Kewaunee area we have to attach a caveat: "Don't draw any definitive conclusions from the information". There is just not enough activity in the market to make any definitive statements as to where the market is heading.

The chart below will show market activity over the last four years by quarter. This will clearly show just how "slow" real estate activity is during the first quarter.

In researching this a little deeper, we find that sales were up 59% in the second quarter of 2012, 70% in the third quarter and 73% in the fourth quarter. Similar and ever larger differences were evident for years 2010 and 2011.

All this only demonstrates that we cannot lend much credibility to any first quarter housing statistics. Yes, the number of sales was down 11% and median price was down 5%, but activity was still well above the levels seen in 2010 and 2011.

The decrease in median price is also pretty typical of first quarter activity. Second, third and fourth quarter median prices historically rise significantly after the first quarter.
We find that the higher end properties, especially shore properties, draw much more interest as we move into spring and summer.
